Planning

The land falls under the Amber Valley Borough Council Local Plan 2006 and is designated in part green belt and in all within a conservation area. Whilst not listed the selling agents are of the opinion the former Wheelwrights workshop is of historic significance, of substantial construction and would warrant maintaining.

The conversion of rural buildings is governed in part by Policy H6 of the Local Plan which states;

"Planning permission for the conversion of existing buildings in the countryside to residential use from other uses will only be permitted if:

1. It can be demonstrated that employment or tourism uses would not be suitable or viable, and
2. The building or group of buildings is of permanent and substantial construction, is of a form, bulk and general design in keeping with its surroundings and can be converted without extensive alteration, rebuilding or extension"

It is the agents opinion that the former Wheelwrights Workshop has potential for conversion to a reisdential dwelling subject to a sucessful planning application being lodged. This would be based on the removal of the existing garages and satisfying the aforementioned planning policy criteria.
